1) What are the move-in costs?

The application fee is $75, the admin fee is $300, and the security deposit ranges from $300 to one month’s rent.

2) Are utilities included in the rent?

Water, sewer, trash, and pest control are billed with your rent; electricity is through the provider of your choice. These utilities are not included in base rent.

3) How long is the lease term?

Lease terms are available between 6 and 15 months.

4) What are the late fees and grace period for rent payments?

Rent is due on the 1st and late on the 5th of the month. The late fee is 10% of the amount owed.

5) Is renters’ insurance required?

Yes, renters’ insurance is required.

6) What is the policy for breaking the lease early?

A 60-day notice is required. At lease signing you may choose to pay a two-month termination fee, or pay rent until the apartment is re-rented.

7) How is rent paid?

Via ACH, debit, or credit card through the online resident portal, or through a Walk-In Payment System at participating retailers. Rent is not accepted at the office.

8) What is the pet policy?

Pets are welcome with breed restrictions. A one-time pet fee of $150 per pet and monthly pet rent of $25 per pet apply.

10) What is reserved parking available?

Reserved garage parking is available at $75 per month.

11) Do you offer garages or carports?

No.

12) Is the apartment furnished?

No, furnished apartments are not offered.

13) What is the guest policy?

Guests may stay up to 7 days without being added to the lease.

14) How are maintenance requests handled?

Submit requests via the resident portal. Emergency maintenance is available 24/7 by calling the office number.

15) Is there 24/7 emergency maintenance?

Yes.

16) How is pest control handled?

Pest control is performed quarterly for each apartment, and by request every Tuesday.

17) What is the neighborhood like?

Located in the nation’s largest medical center—minutes from Hermann Park, Houston Zoo, the Museum District, Downtown, nightlife, restaurants, and grocery stores.

18) What is the process for receiving packages?

Packages are delivered to a package locker room located in the 1st-floor lobby.

19) What is the lease renewal policy?

A 60-day notice to move out is required. If you do not renew prior to expiration, the lease converts to month-to-month at a new rate.

20) Is subletting allowed?

No, subletting is not allowed.

21) Are washer/dryer connections included or provided?

All apartment homes include a washer and dryer in every home.

22) What appliances are included?

Refrigerator, range/oven, dishwasher, microwave, garbage disposal, and in-unit washer & dryer.

23) Is there additional storage for rent?

No.

24) What are the internet and cable options?

The community is wired for AT&T and Xfinity.

25) What are the income requirements?

Minimum monthly income is 3× the monthly rent.

26) What schools is the community zoned for?

Poe Elementary, Cullen Middle/Junior High, and Lamar High School.

27) What grocery or shopping is nearby?

HEB and Walmart.

28) What hospitals are nearby?

Texas Children’s, Memorial Hermann, Methodist, and Ben Taub. The closest hospital is less than 1 mile away.

29) Is the community gated?

Yes, controlled access.

30) Is the community near a bus route?

Yes. The closest bus stop is ~200 ft from the entrance.
